Blog - Why Kelowna Realtors Need Custom Tech, Not Another Template
The Kelowna real estate market is competitive and every agent has the same cookie-cutter site. Custom tech is how you actually stand out and convert.

Industry
Open any Kelowna realtor's website. Then open ten more. They all look the same. Same IDX feed embedded in an iframe, same "meet the team" page, same drone video of the lake. Same headshot on a lakeshore bench. If a buyer is comparing agents online, there is no reason for them to pick you over the next realtor on the list.
Real estate in Kelowna is a relationship business, sure. But the first impression happens online. And the first impression is almost always a template your brokerage picked for 200 agents.
What most Kelowna realtor websites get wrong
- The brokerage template. You and 199 other agents all using the same CMS. You cannot differentiate because you are not allowed to.
- IDX embeds that look terrible. Slow, ugly, not responsive, not branded. A buyer lands on your site, clicks a listing, and gets dropped into a 2012-era MLS interface.
- No neighborhood pages. Kelowna is not one market. Upper Mission is a different buyer than Rutland. Lake Country is different than downtown. A generic "Kelowna homes" page ranks for nothing.
- No real content. Market updates from 18 months ago, or a blog that stopped in 2022. Google sees an abandoned site.
- Zero personality. Buyers hire people, not logos. Your site should sound like you, show your actual face, and tell a real story.
What actually works for realtors in Kelowna
- Neighborhood microsites or deep landing pages for the areas you actually farm. Upper Mission, Lower Mission, Glenmore, Lake Country, Kettle Valley, Wilden, Black Mountain, West Kelowna.
- Custom tools buyers actually use. Mortgage calculators that work on mobile. Comparison pages. Saved-search features. A valuation tool.
- Video content that is not a drone shot of the bridge. Walkthrough content, market commentary, neighborhood explainers.
- Fast, custom-designed pages. No brokerage template. Something that looks like a brand, not a directory entry.
- A content cadence. Monthly market updates with actual data, not canned copy.
See my work
I have built real estate tech in this space:
- Teleta Vox — a real estate product I helped build out.
- Realtor Coaching App — custom dashboard and tooling for agents.

Why hiring a local Kelowna developer matters for realtors
Most realtors try to do this with a VA, or a platform subscription, or a cousin who is "good with computers." The gap between that and actually competitive shows up fast.
Local knowledge. I can write neighborhood pages for Upper Mission, Rutland, Glenmore, Lake Country and make them sound real because I am from here.
Custom work. I build real software, not just marketing sites. If you want a valuation tool, a seller lead magnet, a buyer portal, I can actually build it.
Fast communication. You are in showings from 9 to 7. I respond around that. Text, not tickets.
Fair pricing. You are paying for the site and the tooling, not a retainer for a team of five.
Shipping. I launch. Most realtor site projects I do are live in three to four weeks.
FAQ
Can you integrate with my IDX or MLS feed? Yes. I can style and integrate most IDX providers so the listings actually look like they belong on your site, instead of an iframe.
Do I really need to leave my brokerage's platform? You can keep it for compliance or backup, but owning your own site and lead data is a career asset. Your brokerage template is not.
What is the ROI of a custom realtor website? One extra deal per year more than pays for a custom build. Most realtors I talk to book more than that.
How do I rank in Kelowna neighborhoods? Deep pages for each neighborhood, with real data, market commentary, sold listings, and local content. Not a thin "Upper Mission homes for sale" page with no content.
Can you build custom tools, not just a website? Yes. That is what I do. Valuation tools, comparison widgets, seller portals, coaching apps. Real software.
