The Bernard Ave scenario
Picture this. A shop owner on Bernard Ave wants a new website. They walk into a downtown Kelowna agency. Three weeks later they have a proposal with an account manager, a project manager, a designer, a "strategist," and a junior dev somewhere in the stack. The bill is $28,000 and the timeline is four months.
That works for some businesses. It does not work for most of the ones I meet around the Mission or near Okanagan Lake.
How Kelowna agencies actually work
Full-service agencies are built for scale. They win bigger clients, so they staff up with account managers, project managers, and specialists. That team needs to be fed. Which means the hourly rates go up. Which means your small brochure site now has five people on a Monday status call talking about it.
This is not a slam. Agencies do real work. They run bigger brand programs, ad campaigns, and enterprise contracts where that overhead is justified. The problem is when a local restaurant or contractor gets routed through the same machine.
Where the agency model breaks down for Okanagan SMBs
- Slow communication. You email the account manager. They email the PM. The PM emails the dev. By the time a one-line copy change ships, a week has passed.
- Overhead you pay for but do not see. Office space downtown, a sales team, quarterly planning offsites. All of it goes into your hourly rate.
- Template under the hood. Many agencies still ship WordPress themes with a stack of plugins. You pay custom prices and get a template site that gets slower every year.
- No real ownership. Contract ends, and suddenly you need to pay them to make any change. You do not actually control your site.

Take a look at the portfolio. The Empire Landscaping site is a good example of what a single focused developer can ship for a Kelowna SMB without the agency layer cake. Same for Gaia Landscaping and Sweet Yards.
Why I am different
I am one person based in Kelowna. You email me, I reply the same day. Usually within an hour during business hours.
No account manager. No "I will have to loop in the PM on that." Just me.
Pricing is fair because there is no overhead to cover. I do not have a downtown office lease. I do not have a sales team. I have a laptop, a fast internet connection, and a habit of shipping.
I have been coding since high school. I build on modern stacks like Next.js, not bolted-together WordPress plugins. Your site is fast by default, built with clean code you actually own. If we ever part ways, you get the repo. No hostage situation.
FAQ
Is a solo developer risky compared to an agency? It depends on the developer. The real risk is paying agency prices for a template site. With me you get direct access, real code, and a portfolio you can look at before you sign anything.
What is your turnaround on a small Kelowna business site? Usually two to four weeks for a standard marketing site. Agencies often quote two to four months for the same thing.
Do you work with agencies or only direct clients? Both. Some Kelowna agencies bring me in as the actual developer behind the scenes. Either way, the work is the same.
What stack do you build on? Next.js, React, Tailwind, and headless CMS options when content editing matters. Built for speed and SEO from day one.
Where are you based? Kelowna, BC. I know the local market — Bernard Ave retail, Mission wine and food, UBCO-adjacent service businesses, Okanagan Lake tourism. That context shows up in the work.
Who this is actually for
If you are a Fortune 500 running a global brand, go to an agency. You need the structure.
If you are a Kelowna SMB, a founder in the Okanagan, or a team that wants to talk to the person actually building the thing — we should probably talk. I work fast, I charge fair, and I hand over real code.
Look through the portfolio, check out the landscaping industry page if that is your world, and then decide.
If this is too much to evaluate on your own, reach out — I'll give you a straight answer about whether I'm a fit, even if it means pointing you elsewhere.
